Where do you live?
Mold is the least of my problems in my hot and dry local climate.

Cleaning the house before sale, is not a requirement, but it might be a
good idea in what is a buyers market. Though some foreclosure sales of
trashed homes have to be made with damage disclosures or the selling
bank can have liability issues.

....and disclosure laws apply in California, and I am sure they do in
the other states.

I used to live in Barstow, I'm sure you could find just a little under a sink
or someplace like that. I'm just saying most. The relative humidity was always higher
inside the house. What about those swamp coolers?

Inspecting a house is a requirment of any sane individual.

Disclosure yes, whatever is listed on the forms.

Sand is bad for your lungs.

I like the sweet smell of desert sand after a rainfall !!

A normal house inspection will not reveal everything.
I installed new windows last year. The old wooden windows
looked fine. Ripping out the frame revealed 60 years of moisture
seeping through wood to form some mold.
Some of the fiberglas was darkened. You would find this with any old house.
